Lincoln Square home sales way up 56 percent, prices stable

It looks like an interesting year for home sales in Lincoln Square.  We had a near $1.8 million dollar sale and also broke $1 million north of Lawrence Avenue twice already in 2012. House units seem to be selling at a good clip due to list prices more in line with buyers expectations. It is common to see single family homes sell well under 30 days.

42 houses sold in the first six months of 2012, up about 56% over the same period in 2011. The median price was stable at about $437,500 (coincidentally, our clients bought that median price house).  The median price last year was about $440,000.

Currently, there are about 27 homes under contract in Lincoln Square with a median price of about $575,000.

The Highs:
2019 W Giddings takes the cake at $1,795,000...a luxury new construction build.

The Lows:
2649 W Catalpa closed for $185,000. This was a short sale of a small Georgian style house in the eastern Budlong Woods area of Lincoln Square.  Prices and quality of homes have lagged greater Lincoln Square
