Sold! Client closes large, bright duplex-down in Ravenswood after tough short sale

We helped our clients sell and close a complex short-sale listing in the Ravenswood, Lincoln Square neighborhood.  After several tries to sell the home over a year's time we we referred to the owners to get the job done.  1949 W Foster #1, Chicago IL 60640 closed for $315,000 last week just 3 months since we took over the listing.

The large three bedrooms, two baths home features a family room, laundry room, outdoor space and parking space.  The condo association is in great shape and the building is 100% owner occupied.  The location is good and there were no extraordinary issues that should prevent a sale.  However, the home lingered on the market for over a year. I felt it should be selling so something was fishy.

We had the entire unit painted one color.  The place looked bright, cheery and move-in ready!

On our first visit to the unit we noticed several different paint colors and some patched repairs throughout the unit. It looked tired and distressed.  We immediately suggested it be painted and had our crews come in and turn the unit around in four days for a low price.  We took new photos, video and repackaged the unit.
