I had several showings over this past week in East Lincoln Park that allowed me to check out some of my favorite blocks. The 500 block of West Deming Place in particular has some cool properties, ongoing developments and an interesting large vacant lot. 538 West Deming Place shown above was purchased in May of last year for $2,000,000. The buyer of the vintage home with 190ft deep lot is restoring the home to a more period look.

Back at Goose Island's Fulton tap room the crowd was hopping on a Sunday afternoon over labor day. Let's check out the area condo sales around the 1800 West Fulton facility.

In the roughly four block radius around the Goose Island Taproom at 1800 West Fulton only 22 condos have closed from January 1st to September 15th 2017.Themedian price of a condo in this radius is $485,000. The surprisingly (to me) low number of unit sales either reflects no one wants to move - or more likely - the area is still dominated by commercial buildings. A new construction 15 unit condo building at 469 N Paulina accounts for five of the sales and the highest priced condo sale at $670,000.
In 2012 (the year the Chicago condo market started to bounce back) a measly 9 condo units sold over the same period with a median price of about $150,000!

Uncle "Duck" with my kids on a chilly night earlier this month at Waterfront Cafe.
My aunt grew up in the Edgewater neighborhood. However, she has lived in Boston for roughly 30yrs. With family in town from Boston I thought I'd surprise them with dinner in the old neighborhood... on the lakefront! Drinks and food are better on the lake! It is a great spot to hit after Kathy Osterman Beach or Thorndale Beach.
There is still time to enjoy the warm weather at the Waterfront Cafe this weekend. The atmosphere, live music and playground at Berger Park make for a great evening for everyone.More photos here.
