Evanston single family home sales south of Dempster Jan 1st -July 27th, 2018

95 single family homes have sold so far in 2018. The median price of a sold home is about $440,000 (up 8% since 2015).  The highest priced sold home is 90 Kedzie Street, Evanston IL 60202 for $4.5 million.  This generational estate home on the the lake is a dream come true!  Thew lowest priced sold home is 937 Brown Avenue, Evanston IL 60202 for only $150,000.  The tri-level ranch is an amazing renovation opportunity right off off Robert Crown Park.

In 2012, when the market began to accelerate out of the crash, 80 homes sold for a median price of $377,000. 87 Evanston homes sold in 2015 with a median price of about $407,000.

Bucktown condo sales... location, location, location!

Our clients recently entered into a contract on a Bucktown condo. Bucktown is a pricey North Side neighborhood that offers all the bars, restaurants and conveniences urban dwellers desire.  The housing is diverse with many styles of architecture and design.  Plenty of boring developments to down-right ugly buildings abound.  But Bucktown offers flashes of color and creativity you don't see on many other comparatively priced neighborhoods.

189 condo units have closed thus far in 2018.  The median price of a sold condo is about $440,000.  The highest priced sale is 2138 W Damen, Unit 2, Chicago IL 60647 for $1,170,000.     The lowest priced sold condo this year is 1718 N Ashland Unit 1F, Chicago IL 60622 for $170,850.

During the same period in 2012 about 123 condos sold with a median price of $345,000.

Albany Park flood tunnel completed, River Park improvements creeping forward

River Park field construction coincided with the big flood tunnel dig in Albany Park.
Block Club Chicago reported today on the ribbon cutting of the $70 million Albany Park tunnel to relive river flooding.  River Park was a staging ground for construction the last couple years. The northern end of the park has looked like a disaster.  However,  new baseball and soccer fields along with new tennis courts are on their way. Latest construction update from the 40th Ward office.

The popular lighted tennis courts have been torn up for a long time. I would play here before my teens!


The park itself has a lot of amenities when in full swing.  The new fields and courts will be great.  The pool-house and field house need some attention next.


Former Bucca di Beppo site in Lakeview finally under construction (12 units and retail)

Construction activity has finally begun at the former Deni's Den and Bucca di Beppo site.  We last wrote about the vacant site in 2014.  2941-2947 North Clark Street is slated to be twelve new residential units with retail on the ground floor. A Lakeview Roots Pizza will not be part of the development.

The 2941-2947 North Clark lot sold in 2013 for $1,375,000.  

I believe, according to Cook County Recorder of Deeds, the lot sold again in 2017 for $2,400,000 prior to the final development plans.

Lincoln Park vintage building sold for $2,325,000 near old Children's Memorial now demolished

2252 N Orchard was recently torn down.  The six unit vintage apartment building was sold for $2,325,000. A  five unit condo building will take it's place. All photos Eric Rojas, Broker, Kale Realty unless otherwise noted.


Foundation and framing has begun on a new five unit condo building.

We posted on the day 2252 N Orchard was getting torn down.  Last week we passed by the site and the structure adjacent to the Chipotle is now gone.

It seems every old building and vintage mixed use retail block near or on Lincoln Avenue in Lincoln Park has been - or will be - demolished for redevelopment. It is astonishing.  I'll share some photos of the Children's Memorial site development across the street from this property later today.

Mag Mile lighthouses are more than just art (and you can win one!)

One of  fifty-one lighthouses on display along the Mag Mile, Gold Coast and Streeterville (all photos Eric Rojas, Bob DePalma, Kale Realty). 
We took a good look at the newest public art along the Mag Mile this weekend.  Fifty-one lighthouses are on display along Michigan Avenue this summer.  The Chicago Lighthouse sponsored art features visually impaired and bling artists.  The lighthouses will be auctioned off at the end of their run.  Learn more how to donate and bid here!
